Pat O'Sullivan

My wife and I moved to Garrison from New York City in 1970. We continued to work in Manhattan, commuting for several more years, and in the late 1970s I developed an interest in the investment and property management side of real estate. After becoming licensed in 1978 I worked in the local real estate business part time. In 1982 when it became evident that the Garrison/Cold Spring area had been discovered and was growing, I retired from New York City Police Department to pursue a full time career in real estate.

After obtaining my broker's license in 1984, I established Limited Editions Realty, focusing primarily on the Garrison/Cold Spring areas we had come to love. I take pride in knowing the ins and outs of the local market as well as the history of the area and first hand knowledge of the pluses and minuses of living in a rural environment. The Hudson Highlands is a unique area with a very special place in our country's history...Still rural in character...Much in demand...And a beautiful, wonderful place to live. We'd be delighted to show you the area.

Phil was born across the river in the Hudson Valley he loves.

He moved to the edge of the River in Cold Spring 20 years ago and opened his own real estate office. Having a good sense (or instinct) for special structures in the right locations, he turned a successful hobby into a career, buying, renovating and selling properties, for a profit. As Phil says, “It's great when you love your work. People buy dreams and I enjoy helping them find them!”

Mary has been concentrating her focus on the Cold Spring/Garrison area for the past three years with prior real estate experience in
Dutchess County.

Mary has lived in Philipstown since 1985 and has three children in the Haldane Elementary School District. Her years of experience in selling real estate in the Hudson Valley area will be of great benefit to you when making educated decisions on all of your realty needs.
