Please be advised that the next meeting of the Planning Board will be held at Town Hall, 265 Oscawana Lake Road on Monday March 22, 2010, for the purpose of considering the following applications:

PUBLIC HEARING
The following public hearings have been scheduled for March 22, 2010 at 6:00PM (or as soon thereafter as agenda conditions permit) at the Putnam Valley Town Hall, 265 Oscawana Lake Road, Putnam Valley, New York, 10579. All interested parties are invited to attend and will be heard. A copy of the application materials and plans may be inspected during normal business hours at the office of the Planning Board Clerk, Town of Putnam Valley Town Hall.
1.    Toro Realty Corp-12 Peekskill Hollow Road
(TM: 91.8-1-26/File: 2010-0055)
The applicant is proposing miscellaneous site work and aesthetic improvements to a two-story commercial building located on Peekskill Hollow Road. The subject property consists of 0.52 acres of land and is located in the CC-1 Zoning District.
REVIEW
2.    F.C. Putnam Sports-7 Bryant Pond Road
(TM: 63.-3-2/File 2009-0048)
The subject site consists of ±13.5 acres and is located at the intersection of Peekskill Hollow Road and Bryant Pond Road in the R-3 Zoning District. The subject site contains an existing soccer camp which operates under an existing valid Special Use Permit. The subject property currently contains two (2) soccer fields, two (2) barns, associated parking, and an individual septic system and well. The applicant is proposing to amend certain conditions of the Special Use Permit relating to the number of permitted events and is also proposing to construct a 330' x 210' regulation soccer field and install lighting on the existing soccer field located closest to Bryant Pond Road.
SKETCH PLAN
3.   Gizzi John- Oscawana Height Road
(TM: 51.-1-47/File: 2010-0058)
The applicant is proposing the construction of a single-family residence on ±2.0 acres of land located on Oscawana Heights Road and within the R-3 Zoning District. The Planning Board will commence review of the project plans and consider making a decision on the Sketch Plan.
4.   Emerald Ridge Subdivision- Marsh Hill Road
      (TM: 84.1-67, 68, 69, 71/File:  2010-0059)
The Emerald Ridge Subdivision was approved by the Planning Board on August 6, 2007. Site Development Plan Approval for Lots 3, 8, 9, and 11 has expired. The applicant has applied to the Planning Board for Site Development Approval for the above-mentioned lots. The Planning Board will commence review of the project plans and consider making a decision on the Sketch Plan.
DISCUSSION
5.    Emerald Ridge Subdivision-Marsh Hill Road
The Planning Board will consider granting an extension of time pertaining to the approved Site Development Plans on Lots 4, 5 and 7 of the Emerald Ridge Subdivision.
MISCELLANEOUS
6.    Putnam Valley Volunteer Fire Department and Putnam Valley Volunteer Ambulance Corps-Oscawana Lake Road
     (TM:  72.20-1.11 and12/File: 2009-0041 and 2010-0053)
The Putnam Valley Volunteer Fire Department is proposing the construction of a new fire station on approximately 10.3 acres of land located on Oscawana Lake Road in the R-2 Zoning District. As a result of the proposed fire station and improvements proposed on the Fire Department property, improvements on the adjacent Ambulance Corps. parcel will be required. The subject application is undergoing a coordinated review under SEQRA and the Planning Board will declare itself Lead Agency.
