Please be advised that the next meeting of the Planning Board will be held at Town Hall, 265 Oscawana Lake Road on Monday September 13, 2010, for the purpose of considering the following applications:

PUBLIC HEARING
The following public hearings have been scheduled for September 13, 2010 at 6:00PM (or as soon thereafter as agenda conditions permit) at the Putnam Valley Town Hall, 265 Oscawana Lake Road, Putnam Valley, New York, 10579. All interested parties are invited to attend and will be heard. A copy of the application materials and plans may be inspected during normal business hours at the office of the Planning Board Clerk, Town of Putnam Valley Town Hall.
1.    Mann, Robert-40 Cold Spring Road
 (TM#62.-1-27/ File #2010-0061)
   The applicant has applied to the Planning Board for a Wetland Permit to renovate and expand living space by 470 +/- square feet at an existing residence located on Lake Oscawana. The site is approximately 0.25 +/- acres and is located within the R-3 Zoning District. Work will include replacement of the existing foundation and replacement of the existing septic system. The applicant has received variances from the Zoning Board of Appeals for an increase in livable space and lakefront setback.  
2.    Bellamy, Jody- Luigi Road
 (TM: 73.17-1-37/File: 2010-0067)
The applicant is proposing the construction of a single-family residence, septic system and well located on ±1.0 acre of land. The subject property is located on Luigi Drive and within the R-1 Zoning District.

3.    Rodrigues, Jose – Peekskill Hollow Road
 (TM: 73.-1-69/File: 2009-0034)
The applicant is proposing a single-family residence on approximately 18.79 acres of land located on Peekskill Hollow Road and within the R-3 Zoning District. The Planning Board will continue its review of the project plans and will consider making a decision of the Sketch Plan.
4.    Smith, Michael,-56 Trails of the Hemlocks
(TM# 50.16-1-22/File: 2010-0069)
The subject property consists of ±1.4 acres of land and is located at 56 Trail of the Hemlocks Road and within the R-3 Zoning District. The subject property is developed with a single-family residence. The applicant is proposing to construct a 40’ x 30’ detached garage. The Planning Board will commence review of the project plans and consider making a decision on the Sketch Plan.
5.    Stern, David-40 Clubhouse Road
(TM#51.14-1-36/File: 2010-0070)
The subject property consists of ±0.52 acres of land and is located at 40 Clubhouse Road and within the R-3 Zoning District; the subject property is adjacent to Lake Oscawana. The applicant is proposing to demolish an existing residence that is currently located on the subject property and construct a new residence. The Planning Board will commence review of the project plans and consider making a decision on the Sketch Plan.

6.    Maple Leaf Associates-Oscawana Lake Road
(TM# 83.75-1-41/File: 2010-0062)
The applicant is proposing a landscape contracting business on ±1.9 acres of land located on Oscawana Lake Road and within the CC-2 Zoning District. The applicant is proposing an access drive, gravel parking area, four (4) storage bins, a 33’x48’ building, and the conversion of an existing residence to office space.
7.    Homeland Towers, LLC-1135 Williams Drive
 (TM# 84.-2-48/File:2010-0064)
The applicant is proposing the installation of a 150 foot wireless   telecommunication tower and associated improvements on ±87 acres of land located on Williams Drive and within the CD Zoning District. The subject application is undergoing a coordinated review under SEQRA and the Planning Board will declare itself Lead Agency.
8.    Kisslinger, Robert- West Shore Drive
(TM:62.01-1-3,4&5/File:2008-0026)    
The applicant is proposing the construction of a single-family residence on approximately 1.5 acres of land located at the terminus of West Shore Drive in the R-3 Zoning District. The Planning Board will continue its review of the project plans.
